 Heath Moulton - Broker Associate 1996 - Licensed Realtor at the age of 18. 2000 - Graduated from Drake University w/ Finance Degree 2001 - Graduated from the Howard Brinton Buyer Specialization Course. 2001, Real Estate Broker's License. Since 2004, Heath has successfully closed over 450 transaction and $85 million in sales. Heath has helped over 600 families purchase their dream homes, and worked with over 200 first time home buyers. Personally coached by Mike Ferry since November 2005.  Julie Moulton joined Dan in real estate in 1992 primarily to be his licensed assistant. Together they became Ankeny's most successful real estate family. Julie's main focus was on closing the transactions and ensuring that the process goes as smoothly as possible. Since 1992, Julie has successfully closed over 2000 transactions with a high of 262 closed transactions in a single year. Working out the details in a closing today requires an extensive amount of time and knowledge, mixed in with a great deal of patience. Today, Julie, is actively listing and selling real estate and overseeing the day to day operations of Moulton & Associates, Realtors. In Julie's spare time she is the proud Mother of 6 children, 3 daughter-in-laws, and 4 grandchildren.

 Josh Moulton, Broker Josh has been a licensed Realtor upon his graduation from High school in 2002. Josh attended DMAAC & worked w/ Julie on administrative work, bookkeeping, and closings. It did not take long for Josh to become very proficient and soon computerized the office. Josh is also credited w/ licensing and setting up Moulton & Associates, Realtors in 2004. He also received his Broker License in 2004. In 2005, Josh followed his dream of building houses and established Classic Builders. Today, he & Seth, are building primarily ranch style homes in the $175-350K price 6, they enjoy traveling, playing softball, spending time w/ nieces, nephews, family & dog-Maddie.

 Seth was licensed in 2004 upon leaving UNI and playing College Baseball for 4 years. The competitive spirit remains alive and well in Seth. Seth received Rookie of the Year honors for Sales & Listings Sold in 2005. In 2006, Seth joined his brother, Josh & Classic Builders, specializing in affordable spec and custom ranches priced from $170-375K. Seth specializes in new construction, 1st time homebuyers, and move-up buyers. When Seth is not selling or listing a home, you will find him on competitive fast or slow pitch softball teams, loving and playing w/ his nieces and nephews and spending time w/ his Boxer, Rocky or Jackson the Pug. 
 Justin Greenfield came to Ankeny right out of High School in 2002 to go to DMAAC. Shortly after arriving, Justin came to Moulton & Associates asked to be an intern. His father, Mark Greenfield, Remax, Ames, IA suggested he look us up. Justin has seen all aspects of the Real Estate business. Soon after, he received his Real Estate license and became invaluable to us w/ his extensive knowledge of camera's and computers. Today, Justin is a successful Realtor, homeowner, landlord and contributing member of our City. Justin specializes selling new construction, 1st time homebuyers, & move-up buyers. Disclosure Laws >Disclaimer Clauses
Before the professional inspects the home that you are buying, you will be asked to sign an acknowledgment of the scope of the inspection. This document will probably include a disclaimer clause designed to relieve the company of responsibility if they should miss a defect. What happens if a defect is missed during an inspection?
The disclaimer clause may get the inspection company off the hook for a defect if there is no visual indication of a problem. If the inspector clearly indicated that he was not checking for that problem--many inspectors do not check for dry rot or inspect roofs--then the recourse will be limited. If negligence is involved, or if the defect should have been obvious to a professional inspector, the disclaimer is not likely to protect the inspector. If you find an undiscovered defect, discuss the matter with the inspector. Depending on the situation, the responsibility for remedying the problem may rest with you, the sellers, and/or the inspector.
